On the odd occasion, we have been approached by clients to see if they can owner- build. You need to be fully informed on the drawbacks and disadvantages as an owner-builder. Some people see owner/builder as a way to save money, but there are many hidden costs, it really is a false economy. Yes, there are some financial advantages around labour, however, it can also be dangerous and costly and can lead to extended liabilities and great risk.

If a builder suggests for you to be an owner/builder, it is generally to avoid accepting liability for the job, and you need to be extremely cautious and wary if this is willingly suggested to you. Be cautious of builders that either refuse or don’t make it clear upfront, that they are legally permitted to be involved in building and construction. Some builders’ licences or registrations may have simply expired or some may have had their licences revoked, but are still involved in the building industry.
There are so many costs that are factored into the build of your home by a reputable and reliable construction company. Going down the owner builder route, you won’t be covered by builders insurances. And it will be you that will be legally responsible for the health and safety of all workers onsite, of being the owner builder.
Here at Black Diamond Construction, we take the safety of our work and contractors seriously. We have site specific safety plans in place for each specific job. If we were to use client supplied trades, it means we are no longer in control of these systems. We also have all of the necessary tools, plant, equipment and relationships built up with our suppliers over many years that ensures we operate efficiently.
Our custom home build team have years of experience. We have a trusted group of sub trades so our programs run smoothly. We select our trades based on their high quality of work, using client supplied trades or having clients complete works themselves means we no longer can guarantee the level of work we like to produce. Having clients or client supplied trades onsite can lead to issues with quality control as well as issues if any finishes/products etc are damaged during construction and dealing with who will pay for them. And any delays caused by clients supplying trades, can significantly disrupt the construction program, prolonging build times and increasing costs.
